You can earn a rebate.
The typical seller provided Buyer Agent Commission is 3 percent of the purchase price of a home. In most
cases, whatever the seller contractually agrees to offer the buyer's agent in seller listing agreement is
paid to the buyer agent's broker at closing. Sometimes home sellers offer bonuses to buyer agents that help
them sell their homes. This system works well, but we want to reward buyers that make our jobs
better. We do this by giving buyer's the opportunity to earn rebates on the commission that we earn.
Simply, do more than the average buyer to help us earn a buyer's agent commission and we will reward
you with a rebate.
Buyer Agent commissions are negotiable.
If you use us as your Listing Agent and your Buyer Agent, we will rebate up to 1/2 percent of the
purchase price when you buy a home using us. The price of the home you purchase and the amount of
work that you do to help us find your next home determines your rebate. We can give up some of our commission
in the negotiation process when you make an offer to buy a home or we have some of your commission
used to cover some of your closing costs.
By driving by and previewing homes from the street before we schedule showings,
you save us the work of scheduling, driving to, and providing feedback to sellers
for showings that were unnecessary. We can teach you to help yourself as you look for a home
and we want to reward you for the time and expense that you save us. We love to show homes. But, obviously,
the buyer that buys one of the ten homes that we show them costs us less than the buyer that
needs to see a hundred homes before they find one that they buy.
We view the home buying process a teamwork. The more you are able to contribute to the team
in terms of effort and attitude, the more we believe you deserve financial help from us at the closing table.
Unless our commission is reduced as part of the contract negotiation,
rebates appear as a credit to Buyers on the HUD-1 Closing Statement.
